Master bedroom and bath

In some of these pictures you can see the original paint color and the grime that is present.  We used a pressure washer in that shower but some black still remains.  Will try again tomorrow.  

Entryway

This was pressure washed to remove the mud daubers and other debri.   The cracked cheap-ass stucco was repaired and the entire entry way repainted.  Next we will add a white frame around the door to cover the missing stucco and also paint the white trim.   I’m not painting the entire house because that requires a permit from the HOA and who knows what else.  I told the HOA I wanted to ‘touch-up’ the paint and they said no problem.   Well, my touch-up is defined as painting the entire entry way so it isn’t so disgusting upon entrance.  Next, the front door.  The guys will sand and paint it bright white,   It is grey and has little rust spots all over it right now.

Kitchen / living room

I was going to have the stove and refrigerator cleaned and leave them there; but, when they were pulled out the huge mess was discovered.  The stove was caked with grossness down both sides and the refrigerator was missing most of the interior parts.  I will put some good used appliances in here after the floors are replaced.  Check out the A/C vent.  Do you think the filer was changed once over the last seven years?   I know I has the A/C serviced a few times over the years so I’m sure that guy changed it but I doubt the tenants ever put a new filter in.  Let’s just hope the A/C doesn’t die before the house is sold.  I have decided to have the kitchen, living room, and entire hallway ceramic tiled.  It is a major expense but is well worth it.   The vinyl is nasty and stained.  I bought cheap tile and that saved about 500 but it is still an expense I didn’t count on.  However, it will add a lot to the value instead of dropping the house 500 next week I’m going to raise the price 5k.  Towards the end I will have some ultra-cheap carpet and padding installed in the three bedrooms.

Second bedroom and hallway wall – a/c control.  I figured out why the black thing it attached to the fan.  It is so a short person can turn it on and off.  All fans have been removed and will be replaced after the painting is complete.

Front bedroom and a look into into the hallway,   I’d say a child lived in this room because there is very little nicotine but lots of grime and filth.  The guys removed all blinds because they were just too gross to try and salvage and I’m replacing all of them with ultra-cheap mini blinds from lowes.  Removing the carpet made a huge difference in the smell factor.
